Rules

The studio is under continuous surveillance at all times to ensure safety and security. While you will enjoy complete privacy within your rental space, where no cameras are present, all common areas—including hallways, entrances, exits, and other outside spaces—are monitored by security cameras.

STUDIO RULES



Brightwood is a busy place, and the studios are very close together. Using them requires the same courtesy and respect you would bring to any public space. By working here, you are agreeing to bring your best professionalism and be mindful of other creatives who may be using the other spaces and resources.

*If any of these rules/policies are broken, you will be charged a $100 minimum fee.*



- This rental is a photography and content creation rental. Brightwood does not provide photographers, filmmakers or any staff; if you are renting to have your pictures or video taken, you must contract with an image producer yourself.

- We are not liable for any personal injuries or illnesses during your time at the Studio and recommend you carry business liability insurance to protect yourself and your clients.



- The main doors MUST be locked at all times. This is super important for everyone’s safety. Do not give your clients or anyone else the code. Please meet each client at the the building entrance door to let them in to ensure the door is being locked properly each time.



- Do not allow your clients to hang out in any areas that you did not rent. If you are hosting minis, clients must wait for you outside until it is their turn. You are welcome to use the small lobby on the north side, but please be mindful of anyone using the salon station and do not disturb them.



- Your time slot includes your setup and clean up. We have cameras at all entrances and will charge you for entering your studio early, or going over on your time. You may text us and ask if you can extend at $30/ half hour. This is subject to studio availability!



- Clean up after yourself and your clients before you leave. Put everything back how you found it, and make sure all pillows and blankets are straightened. Take all trash with you. There are cleaning supplies in the kitchen you are welcome to use. If you walk in and find things out of place, damaged, dirty, etc. please notify us ASAP so we can charge the renter ahead of you. Bedding is changed regularly but if you want a clean top sheet or blanket, you can grab one from the storage garage. Please place any dirty laundry in the hamper in the garage.



- Studio spaces left in disarray, dirty, or not reset will result in a cleaning and resetting fee.

- Please keep noise levels down and be respectful of the other studios. Do not allow your clients to run, yell, scream, etc. No Jumping off the beds, couches or benches. Do not drag furniture across the floors. Keep music volumes down. Again, if you disturb other guests and we receive complaints, you will be charged a $100 fee.



- You are responsible for you and your clients safety during your stay. Always keep the doors locked and be aware of your surroundings. The windows are not tinted, so be aware of how your clients may present themselves from outside for boudoir or nude sessions.



- Do not damage the walls. Do not hang anything on the walls without prior approval. Any wall damage will result in a $150 minimum fee.



- No food or drink allowed (besides water) without prior approval

- No pets allowed. Service animals must be approved a minimum of 24 hours before your rental. If an unapproved animal is brought into the studio you will be charged a $100 pet fee!



- No open flames, candles, body oil, confetti, glitter, smoke bombs, or any other outside prop that may leave a mess or cause damage to the studio. If you aren’t sure, please ask us ahead of time.



- There are two bathrooms, one through the Solarium or Nook, as well as one in the Gable upstairs. Please knock and request from any renters if you may step through to use them. Do not let your clients walk through them unless they are fully dressed. If changing into lingerie, have your clients change inside the rental room. Do not leave any clothing or personal items in the bathrooms! We are not liable for theft, loss, or damage of you or your clients property.



- Let us know if there are any repairs to be made or maintenance to be done. You are responsible for any damage occurring to the studio during your time slot and may be subject to a minimum repair fee of $150. The decor and furniture are not cheap, we work hard to provide high quality designs for you. Please treat our studio with care and ensure your clients are respectful as well.



- Workshops or large styled events must be approved. Please email us with the details before booking. We allow up to two contracted photographer permitted at the studio during a time slot unless special permission was given beforehand, or you will be charged an additional hourly fee.



CANCELLATION POLICY



- All bookings are non-refundable and non-transferable. No exceptions. If you have an emergency, please contact us. Please double check your date, time, and chosen rental are all correct before submitting.



- No refunds on unused time. 



- Brightwood House reserves the right to cancel any bookings at their discretion. In the rare case that this happens, a full refund will be given.
